Construction timelines vary significantly based on project scope and size. As a general guide, a custom luxury home typically takes between 10 to 14 months. High-end architectural renovations can range from 6 to 9 months. These timelines include the actual physical build from ground-breaking to final handover. We provide a detailed project schedule before construction commences.
Yes, we offer a comprehensive 'Design & Construct' service. We have long-standing relationships with leading Sydney architects and town planners. We manage the entire administrative journey, including all DA (Development Application) submissions to local councils or CDC (Complying Development Certificate) applications through private certifiers.
Absolutely. We believe in complete financial transparency. After the design, engineering, and material selections are finalized, we provide a detailed, fixed-price Master Builders or HIA construction contract. This eliminates budget blowouts and gives you peace of mind that your home will be delivered for the agreed amount.
We adhere to the highest standards of the NSW Home Building Act. This includes a 6-year structural warranty and a 2-year non-structural warranty. Furthermore, Bluebell Homes provides a dedicated 13-week defects liability period after handover to ensure your new home is settled in perfectly and any minor adjustments are handled immediately.
Of course. We view construction as a collaborative journey. However, for safety reasons (and OHS compliance), all site visits must be scheduled in advance with your dedicated Site Manager. We also hold regular monthly site meetings with you and your architect to review progress and milestones.
While we aim for a 'locked-down' design before starting, we understand that sometimes your vision evolves. We manage changes through a formal 'Variation' process. We provide a costs and time impact assessment for any change requested, and we only proceed once you have formally approved the variation in writing.
