CDC vs. DA
Approving your dream home in Sydney usually happens through one of two pathways: a Complying Development Certificate (CDC) or a Development Application (DA).
CDC: The Fast Track
CDC is a fast-track approval process for straightforward developments. If your design meets a set of predetermined state-wide standards, it can be approved by a private certifier in weeks rather than months. However, the rules are rigid—there is no room for flexibility.
DA: The Flexible Path
A DA is submitted to your local council. This pathway allows you to ask for 'variations' to the rules. If your block has unique challenges or you want a non-standard design, DA is usually the only way. The downside? It can take 3 to 12 months for approval.

If you want a house that pushes the boundaries of design, go for a DA. If you want to start building as soon as possible and your design is conventional, CDC is the clear winner.
